COLLEGE GROVE

Where the landscape leads.

Rolling hills, open farmland, historic horse farms and some of Middle Tennessee’s most exceptional private communities give College Grove a character all its own.

Here, the countryside isn’t something surrounding the neighborhood. It’s the reason to be here.

MY COLLEGE GROVE PERSPECTIVE

A different kind of luxury.

College Grove still feels unmistakably rural.

There are winding roads, rolling hills, working farms, horses behind fences and stretches of land that make you wonder how you’re still this close to Franklin and Nashville.

And tucked into that landscape are some extraordinary homes.

Sometimes that means an older farmhouse on acreage. Sometimes it’s a piece of land waiting for someone to build something remarkable. And sometimes it’s a custom estate inside one of Middle Tennessee’s most exclusive private club communities.

The homes may look very different.

The land is what connects them.

THE COLLEGE GROVE LANDSCAPE

Room to create something extraordinary.

Not every College Grove search begins with a neighborhood name.

For some buyers, it begins with land.

Acreage, horse property, an existing farmhouse, an older home with possibilities, or simply the right piece of Tennessee countryside can become the starting point for something entirely personal.

That is part of what makes College Grove different. New luxury hasn’t erased its rural character. Custom estates, farms and private communities still exist within a landscape defined by open space, hills and countryside.

PRIVATE CLUB LIVING

Two extraordinary communities. Two distinct experiences.

College Grove is home to two of Middle Tennessee’s most distinctive private residential club communities: The Grove and Troubadour Golf & Field Club.

Both offer exceptional homes, golf and private amenities within the College Grove countryside, but they have personalities all their own.

THE GROVE

Convenience isn’t the point. Lifestyle is.

Set among the rolling hills of College Grove, The Grove is a private, gated club community centered around a Greg Norman Signature golf course and some of the area’s most beautiful custom homes.

Golf may be at its center, but life here reaches well beyond the course. Equestrian facilities, pools, racquet sports, fitness and spa experiences, dining, trails and parks create a lifestyle where much of life can happen without ever leaving the gates.

And then there’s the community itself.

The Grove knows how to celebrate. Fourth of July brings decorated golf carts, a parade, families around the pool, cookouts and fireworks. The first day of school is an occasion. Halloween, Christmas and the holidays in between bring another reason for neighbors and families to come together.

There’s something wonderfully all-American about it.

Beautiful homes and an exceptional club lifestyle, yes. But also kids, golf carts, traditions and neighbors creating a life together.

As The Grove enters a more established chapter, that’s something increasingly difficult to replicate:

A luxury community that already has traditions of its own.

TROUBADOUR GOLF & FIELD CLUB

Luxury designed around the experience.

Troubadour offers another expression of private club living within the College Grove countryside.

The Discovery Land Company community is centered around a Tom Fazio-designed championship golf course, but the experience extends far beyond golf. Dining, wellness, outdoor pursuits, horseback riding, fishing, family programming, an organic farm and live music are woven into the lifestyle.

There is a relaxed sophistication to the idea: exceptional homes, extraordinary amenities and a concierge-style level of service designed to make time spent here feel effortless.

Homes range from cottages and cabins to family residences and custom estates, all within a community designed around the landscape and the experiences that happen within it.

For some, Troubadour is home. For others, it’s a Tennessee retreat.

Either way, the experience is the point.

LIFE IN COLLEGE GROVE

Here, quiet is part of the appeal.

College Grove hasn’t developed around a traditional downtown or large commercial center, and that’s part of what has allowed the countryside to remain such a defining feature.

But living here doesn’t mean being disconnected.

From The Grove, Berry Farms is roughly 15 minutes away, putting groceries, restaurants, coffee and everyday conveniences within an easy drive. Troubadour sits a little farther into the countryside, where the highly serviced, concierge-style club experience makes life inside the gates feel intentionally self-contained.

And yes, sometimes living beautifully in the country simply means Instacart knows your address.

You come home to something entirely different.

More land. More sky. A little less noise.

For the buyers who are drawn here, that’s exactly the point.

GOOD TO KNOW

Williamson County, with room to breathe.

College Grove is part of Williamson County and is served by Williamson County Schools, making school zoning an important part of any individual home search.

But College Grove addresses can cover a wide geographic area, and properties here can differ dramatically in setting, acreage, neighborhood structure and proximity to surrounding communities.

It’s one of those places where looking at the house alone doesn’t tell the whole story.

The location within College Grove matters, too.

THE COLLEGE GROVE FIT

Maybe you’re looking for something you can’t build in the suburbs.

Maybe it’s acreage.

Maybe it’s horses outside your window.

Maybe it’s a custom home tucked into the hills.

Or maybe it’s a private club community where golf, dining, family traditions and the people around you become part of everyday life.

College Grove can offer all of those things.

What ties them together isn’t a particular architectural style or neighborhood plan.

It’s the desire for a little more space between you and everything else.
